What this programme is
Erthiq operates a cardamom and pepper estate spanning 30+ acres in Idukki district, Kerala. This programme offers individuals three ways to participate in the estate's operations — through short-term rental, acre lease, or outright purchase of agricultural land.
This is not a financial product. We do not promise monetary gains or manage funds. What we offer is a direct land-based arrangement: you hold a defined interest in productive agricultural land in the Western Ghats, and we manage the day-to-day operations of cultivation, harvest, curing, and dispatch.
Common questions about the estate programme.
Who manages the estate on a daily basis?
Erthiq handles all cultivation, harvest, curing, drying, and dispatch. Participants do not need to be present or involved in day-to-day operations.
What happens during an unusually poor harvest season?
Cardamom harvests vary with rainfall, disease pressure, and plant age. We share seasonal crop reports with participants. Erthiq does not guarantee any specific output — this is an agricultural arrangement, not a financial product.
How are lease agreements structured legally?
Agreements are governed by Kerala state land laws and applicable Indian contract law. All arrangements are documented under a formal lease deed. We recommend participants consult a local advocate before signing.
Can NRIs participate in the Acre Lease or Rental Plantation models?
NRIs may participate in lease-based models subject to applicable FEMA guidelines. For the Buy Plantation model, acquisition of agricultural land by NRIs is restricted under FEMA — independent legal advice is mandatory.
What does the exit process look like?
Exit terms are defined in the lease agreement. Lease periods are fixed-term. For Buy Plantation holders, exit involves the standard property transfer process under applicable land laws.
