The minimum purchase is 0.5 acres (21,780 sq ft) with no upper limit, subject to parcel availability. Erthiq sells exclusively in Idukki Zone A — Udumbanchola, Vandanmedu, Anakkara, and surrounding Zone A villages at 800–1200m elevation. We do not sell in other Idukki zones because lower-elevation areas have higher humidity, stronger winds, and are unsuitable for high-yield cardamom. This geographic restriction is also why Zone A plantations historically command premium resale values.

What is the price range and what drives it?

Per-acre purchase price ranges from ₹75 lakhs to ₹1.25 crore based on parcel-specific factors: road access, water infrastructure (well or check-dam), electricity availability, plant age (parcels vary from 2 to 8 years), and exact location within Zone A. Higher-priced parcels typically combine the best road frontage, established water source, and more mature plants. All parcels are 100% legally clear with patta documentation. The final price is set after parcel selection and due diligence.

How much is registration and who pays it?

Registration is approximately 10% of land value — 8% Kerala state stamp duty plus 2% registration fee — payable by the buyer to the sub-registrar at deed registration. Under the Kerala Stamp Act, the calculation base is the higher of (a) the actual sale consideration or (b) the government's fair value (benchmark value) for that location. Erthiq's specialist advocates handle the registrar filing on your behalf, but the registration payment itself goes directly to the Kerala state government.

How does the title transfer process work?

Erthiq handles the title transfer end-to-end with specialist advocates. The standard process: (1) parcel selection from currently available Zone A plantations; (2) encumbrance certificate verification and legal due diligence; (3) sale deed drafting and review; (4) registration at the local sub-registrar's office; (5) handover of all original documents to the buyer. The full process typically completes within 30–45 days of advance payment. No middlemen — the buyer interacts directly with Erthiq and the registrar.

What documents do I receive at closing?

You receive: (1) the registered sale deed — your primary title document; (2) encumbrance certificate confirming no liens or pending charges on the parcel; (3) patta (Kerala revenue land record) updated to your name; (4) up-to-date land tax receipts; (5) plantation plan / parcel boundary map; (6) handover note from Erthiq. All originals are provided physically; digital copies are also delivered for your records.

What about ongoing plantation management after purchase?

Accepted Answer

After purchase, you can opt in to Erthiq Care at ₹4,50,000 per acre per year — the same rate as our Acre Lease holders. Erthiq Care covers fertilisers and crop protection, daily labour with transport and food, drenching, mulching, shade tree maintenance, all seasonal cultivation activities, a dedicated estate manager, equipment with fuel, and auction handling through the Spices Board of India. The subscription is opt-in any time post-purchase and renews annually. Alternatively, you can engage your own cultivators or manage the plantation directly.
