Why we sell only in Zone A.
Idukki Zone A — Udumbanchola, Vandanmedu, Anakkara, and surrounding villages — is the premium cardamom-growing belt at 800–1200m elevation. Other Idukki zones sit lower, with higher humidity, stronger winds, and lower yield consistency. Erthiq sells exclusively in Zone A because the geographic restriction is what gives these plantations their long-term yield consistency and premium resale value over time. Lower-zone plantations may be available cheaper elsewhere, but they're not worth buying for high-yield cardamom.
One-time · Freehold title transfer · No middleman
Registration is approximately 10% of land value — 8% Kerala stamp duty + 2% registration fee — calculated on the higher of the actual sale consideration or the Kerala government's fair value (benchmark) for that location.
Every parcel includes.

India's cardamom capital.
