Everything about the Rental Plantation

What is the minimum I can rent?

The minimum holding is 1 cent (435.6 sq ft). You can rent additional cents in whole-cent increments. Each renter is allocated cents within a specific 1-acre block of the Erthiq cardamom estate in Udumbanchola, Idukki — at 800–1200m elevation, with approximately 420 established cardamom plants per acre across our 30+ acre operation.

How long is the rental term?

The rental term is 1 year, renewable annually. There is no long-term commitment, no lease deed, and no refundable deposit. The agreement renews each year subject to availability and continued mutual interest.

How am I paid each year?

Your cents are allocated within a specific 1-acre block (Block A, Block B, etc.) in the Erthiq estate. Each block's harvest is auctioned separately through the Spices Board of India. You receive a share of your block's auction proceeds in proportion to the cents you hold in that block. Example: if you hold 50 cents in Block A, you receive 50% of Block A's auction revenue for the season — independent of how Block B or any other block performs. Spices Board auctions are held at Bodinayakkanur and Vandanmedu; settlement typically credits within 30 days of each harvest cycle. The 2024 average auction price was ₹2,080/kg — past prices do not guarantee future yields.

What does Erthiq manage?

Erthiq handles the full cardamom production cycle: fertilisation, irrigation, pest and disease control (including Phytophthora / Azhukal management per ICAR-IIHR protocols), pruning, drenching, mulching, shade canopy maintenance, harvesting (6 cycles), curing, drying, and lot preparation. Lots are sold at Spices Board of India regulated auctions. You receive digital seasonal crop reports throughout the tenure.

What is the all-in rate and is Erthiq Care mandatory?

The all-in rate is ₹9,900 per cent per year, consisting of ₹5,900 rental and ₹4,500 Erthiq Care. Erthiq Care is mandatory and bundled — it is not separable from the rental. It covers fertilisers and crop protection, daily labour with transport and food, drenching, mulching, shade tree maintenance, all seasonal cultivation activities, a dedicated estate manager, equipment with fuel, and auction handling. The rental portion is non-refundable.

How do I get started?

Join the waitlist with your name and phone. Erthiq contacts you within 48 hours to confirm cent availability, share the rental agreement, and answer specific questions. After signing, the first-year all-in rate (₹9,900 per cent) is invoiced and your rented cents are allocated within 30 days. Spices Board auction settlement is credited within 30 days of each harvest cycle.
